Indian Contractor! MAGIC
Three contractors are bidding to fix a broken fence at the White House. One from Bangladesh, another from India and the third, from China.
They go with a White House official to examine the fence.
The Bangladesh contractor takes out a tape measure and does some measuring, then works some figures with a pencil.
"Well", he says, "I figure the job will run about $900. ($400 for materials, $400 for my team and $100 profit for me)".
The Chinese contractor also does some measuring and figuring, then says,
"I can do this job for $700. ($300 for materials, $300 for my team and $100 profit for me)".
The Indian contractor doesn't measure or figure, but leans over to the White House official and whispers, "$2,700."
The official, incredulous, says, "You didn't even measure like the other guys! How did you come up with such a high figure?"
The Indian contractor whispers back, "$1000 for me, $1000 for you, and we hire the guy from China to fix the fence."
"Done!" Replies the official.

Swiftlets
I REFER to the various articles on swiftlet farming as well as letters from the CAP and Dennis Gong “Swiftlets are real hygienic lot” (The Star, Sept 2).
Being an expert in swiftlet farming, I would like to give a few pointers.
The species Aerodramus fuciphagus do not litter their droppings. Their droppings are only within the birdhouse. Extensive droppings in many towns are not from these swiftlets but from mud swallows that make their nest underneath shophouses.
Indeed, swiftlets are hygienic and do not mix with other birds. The moment they fly out of the bird-house, they will not touch the ground until they return to the bird-house. Swiftlets also prey on harmful insects, like fruit flies etc, and can increase the yield of farmers and reduce the use of pesticides. They are natural pest control agents.
However, in the long term, it is important that swiftlet houses are not located in shophouses in town centres due to aesthetics and noise pollution. They should be stand-alone units within agricultural areas.
They should also be located about 40km away from airports as they could pose a danger to planes.
Apart from that, swiftlet houses should conform to good farming practices as outlined by the Ministry of Agriculture.
As swiftlet farming is now increasingly seen as a financial gold mine, there are a few pointers potential investors must understand.
One disturbing trend is the development of huge bird-house complexes in one location. These are sold as units to potential buyers on the claim that these bird-houses will be filled with birds within a short time.
It is very unlikely that such huge bird-houses of hundreds of units can be filled within a short time. It will take 10 to 20 years or more for these massive bird-houses to be filled due to the slow natural population growth of the swiftlets in that particular locality.
As such, potential investors should make in-depth studies and consult experts in swiftlet farming before investing as the failure rate is more than 70%. The million ringgit investment may yield zero returns.
Apart from that, there are other quick-get-rich schemes using swiftlet farming as a front for their scam. Swiftlet farming entails a low initial return of one to five years, peaking only in the seventh to 10th year.
As such, it is impossible for the operators to give immediate 3% to 5% returns per month.

INA OH INA...
" abg...tlg dtg umah segera, urgent".
Hakim baca sms sepantas kilat. Terus kol balik phone Ina. Tak berjawab.
Hakim cemas. Tak pernah Ina hantar sms macam tu. Hakim kelam kabut hidupkan
enjin kereta.
Dia risaukan kekasih tersayangnya itu. Macam-macam dalam kepalanya waktu
itu. Dia kenal Ina sejak dari zaman kanak-kanak lagi. Keluarganya berjiran
dengan keluarga Ina. Dari kecik mereka bermain bersama, kalau main
masak-masak dia sanggup bertumbuk dengan Farok semata-mata nak jadi bapak
kerana Ina mesti jadi mak.
Pernah Farok cakap dia pondan sebab sentiasa bermain dengan Ina waktu Farok
dan Saleh ajak main askar-askar. Dia ajak jugak Ina main askar-askar tapi
Ina cakap budak pompuan mana boleh main permainan kasar-kasar macam tu.
Sebab itulah dia sukakan Ina, lembut, penyayang dan penuh ciri-ciri
keperempuanan.
Bila masuk sekolahpun, dia dan Ina berbasikal sama-sama ke sekolah. Walaupun
Farok dan Saleh selalu kutuk bila dia tak mahu 'racing bmx' dengan depapun
dia tak kisah. Dia rela dikutuk oleh kawan-kawan daripada meninggalkan Ina
kayuh basikal sorang-sorang.
Dia pernah kena belasah sampai lebam bijik mata oleh 'Husin and the gang'
yang mengganggu Ina masa darjah tiga. Waktu darjah 4, bila dia mula lancar
tulis baca dan tahu berpantun sikit-sikit diapun tulis surat kpd Ina "Pen
merah pen biru, U baca I love U' bersama sebijik gula-gula Hacks sebagai
hadiah harijadi Ina...gara-gara surat itulah dia jelingan tajam Mak Ropiah
ibunya Ina yang terjumpa surat itu waktu menyemak buku sekolah Ina. Mak
Ropiah memberitahu hal itu kepada ibunya, dan hasilnya dia terpaksa menadah
telinga menahan leteran maknya. Nasib baik bapak tak tahu, kalau tidak naya.
Hakim gelak sorang-sorang waktu teringatkan peristiwa itu tapi fikirannya
kembali cemas mengingatkan sms Ina tadi. Sudah hampir 15 kali dia cuba
hubungi telefon Ina tapi masih tidak berjawab. Dia amat risau kala itu,
fikirannya menelah perkara yang buruk-buruk saja.
Dia risau kerana Ina tinggal seorang diri. Rakan serumah Ina, si Baizura
sedang bekerja kala itu. Dia tahu, Ina kerja shift pagi tadi, Baizura kerja
shift malam. Dia risau kerana panggilannya tidak berjawab.
Dia risau takut-takut rumah Ina dimasuki penyamun yang memang menjadi-jadi
akhir-akhir ini. Baru-baru ni, ada rumah di kawasan perumahan Ina dimasuki
perompak. Dia berdoa jika rumah Ina dimasuki perompak sekalipun janganlah
kekasih hatinya itu diapa-apakan, ambiklah barang apa saja yang mereka mahu
asalkan Ina tidak diapa-apakan. Dia berdoa sungguh-sungguh.
Dia bercinta dengan Ina sejak darjah 6 lagi, sejak dia mengerti apa itu
baligh bagi seorang laki-laki dan perempuan. Hingga sekarang mereka masih
bercinta. Kasihnya pada Ina dah macam Gunung Everest, tak tergoyahkan. Jika
tak ada aral melintang hujung tahun ini keluarganya akan masuk meminang Ina.
Ina akan menjadi surinya yang sah dan dia tak mahu apa-apa yang buruk
terjadi kepada bakal isterinya itu.
Keretanya memecut laju memasuki kawasan perumahan Ina. Sebaik berhenti di
depan rumah Ina Hakim terpa keluar dari kereta. Dia lompat pagar rendah
rumah Ina. Dia terpa ke pintu sambil jerit "Ina, Ina". Dia pulas tombol
pintu, pintu tak berkunci. Dia betul-betul cemas. Dia ketuk pintu bilik Ina.
Dia dengar esakan Ina. Ina menangis. Hakim makin cemas. Dia ketuk lagi pintu
bilik Ina sambil panggil nama Ina. Hakim tak boleh bersabar lagi, dia pulas
tombol pintu bilik Ina. Juga tak berkunci. Dia masuk bilik Ina, dia tengok
Ina teresak-esak atas katil. Rambut Ina kusut masai, Ina tekup muka sambil
menangis.
"Ina, apa yang terjadi sayang" Hakim cuba pujuk Ina. Ina masih dalam sendu.
"hu...hu..."
" Ina, cakap kat abang elok-elok, apa yang dah jadi"
"Hu..hu"
Hakim dah tak sabar, dia dah tak peduli walau apapun yang akan keluar dari
mulut Ina. Dia akan terima walau seburuk manapun berita yang akan keluar
dari mulut Ina.
Hakim goncang bahu Ina. "Ina, what hell is going on...tell me!!" Suara Hakim
kuat kali ini.
Ina berenti menangis, Ina tatap wajah Hakim, Ina renung mata Hakim.
"Bang, Ina lapar, nak makan nasik. Duit gaji tak masuk lagi."

tension... *

Rendah Diri.
Terfikir sejenak tentang perasaan rendah diri. Lebih-lebih lagi apabila kita sebagai pemimpin. Banyak tokoh-tokoh besar dan agung mempunyai sikap dan keterampilan rendah diri akan membuatkan zaman pemerintahannya agung dan makmur. Berbeza dengan sikap pemimpin yang kejam, zaman mereka lebih kepada kehancuran tamaddun itu sendiri.
Rude Receptionist.
An older gentleman had an appointment to see the urologist who shared
offices with several other doctors. The waiting room was filled with
patients. As he approached the receptionist's desk, he noticed that the
receptionist was a large unfriendly woman who looked like a Sumo wrestler.
He gave her his name.
In a very loud voice, the receptionist said, "YES, I HAVE YOUR NAME HERE;
YOU WANT TO SEE THE DOCTOR ABOUT IMPOTENCE, RIGHT?"
All the patients in the waiting room snapped their heads around to look at
the very embarrassed man. He recovered quickly, and in an equally loud voice
replied,
'NO, I'VE COME TO INQUIRE ABOUT A SEX CHANGE OPERATION, BUT I DON'T WANT THE
SAME DOCTOR THAT DID YOURS.'
DON'T MESS WITH OLD FOLKS

PPSMI
Seperti yang kita semua maklum tentang penggunaan penghantar Inggeris dalam mata pelajaran Sains dan Matematik yang sekarang heboh diperkatakan oleh orang ramai. Di sebabkan ramai yang memperkatakan isu ini, saya terfikir sejenak.
Sejenak kerana memikirkan masa depan anak saya yang masih bersekolah dan terikat dengan peraturan yang dikenakan. Pada masa ini mereka belum faham tentang bahasa penghantar ini. Samada Inggeris atau Bahasa Melayu, mereka boleh belajar dan memahami dengan sempurna kerana mereka mempunyai kemampuan untuk tujuan tersebut. Tetapi apabila difikirkan lagi apabila saya memperlekehkan bahasa Melayu sebagai bahasa kedua dan sub standard bagaimana pula mereka akan berfikir pada zaman mereka. Kita semua telahpun melihat kesan terhadap kecenderungan untuk memperlekehkan bahasa Melayu di papan tanda, billboard, iklan di media dan bacaan teks untuk pelajaran di sekolah!
Jadi, disebabkan perlekehan ini akan menjadi satu budaya maka identiti Kemelayuan akan di perlekehkan juga. Pada masa hadapan mungkin anak melayu akan malu terhadap identiti Melayu mereka. Siapakah yang akan dipersalahkan pada masa itu? Kita semua telah tiada untuk diadili.
Jika sekarang kita merasakan bahasa Melayu adalah Kuno dan tidak menepati bahasa yang dianggap moden fikirkan tentang erti kemodenan bahasa dari segi pencapaian sesuatu bangsa. Apakah kita menilai kemunduran bangsa berpunca dari bahasa?
Di sebalik keghairahan kita memartabatkan bahasa Inggeris sebagai bahasa Moden, kita tak sedar iklan pekerjaan di surat khabar Inggeris mengutamakan bahasa MANDARIN! Dimanakah hala tuju kita? Bahasa mana sekarang? Tak Mustahil satu hari nanti jika kawan Tamil saya membuka kilang dan beliau memilih bahasa Tamil sebagai keutamaan!
Saya selalu mengingatkan semua kawan-kawan saya bahawa kita sebenarnya bukan bersaingan dengan bangsa asing tetapi dengan bangsa Melayu sendiri! Persaingan yang saya kira amat sengit adalah untuk mewujudkan jati diri sebagai Bangsa Melayu yang berbahasa Melayu, adat susila Melayu dan tentunya ianya identiti diri kita untuk bersaingan dengan bangsa asing.
Jadi kepada bijak pandai, ahli politik bertindaklah atas kejujuran dari hari nurani masing-masing.

KUALA LUMPUR: Thousands of motorists were stuck in massive traffic jams for more than two hours yesterday evening after a storm caused flash foods in various parts of the city.
Flood waters rose up to 2m at the junction of the Dynasty Hotel on Jalan Ipoh and in the Kampung Baru area.

Some motorists had to abandon their cars in the middle of the road when the flood waters threatened to submerge their vehicles.
Among those stuck in the jam was singer Francessca Peters, who was in a car driven by her sister Bibiana.
They were stuck at the Jalan Ipoh-Jalan Pahang junction as police had closed the road because of the flood.
“Pedestrians had to wade through muddy water,” Bibiana, 40, said.
Among the other badly-hit areas were Jalan Kolam Air, Jalan Union, Jalan Parlimen, Jalan Gombak, Bulatan Dato Onn, Segambut and Jalan Tun Razak.
Residents at Jalan Kolam Air were badly affected as flood waters rose as high as one metre. A resident, Ravi Chandran, 43, said it was not the first time the area had been flooded. The residents live beside Sungai Batu and flash floods have been occurring for years.
According to the Kuala Lumpur City Hall flood information centre, the floods began at 5pm after a downpour.
Enforcement officer Chief Insp Lamli Musa said the flood waters began to recede after the Smart Tunnel was closed to traffic to enable flood operations.
“We sent our officers to the affected areas and police were also sent out to help ease traffic congestion,” he said.

air. Banyak tempat sebelah pantai barat membawa maksud "basuh b***k"
(istinja).

JEBO : kita maksudkan 'botol' (kurang popular sebenarnya, tapi org

syabas telah melakukan pemeriksaan pada hari ini 26/2/2009 jam 9.00 pagi ke 5 buah apatmen yang terlibat dengan migrasi meter air.

ampai baju-tindakan kpd semua penduduk. jgn mengadakan ampaian baju berdekatan dengan meter air,menghalang meter air.
meter clamp-tindakan kpd semua penduduk. ubah dan alihkan semua jenis clamp pada meter air.
water filter-tindakan kpd semua penduduk.ubah danalihkan segala jenis water filter dari meter air.
meter stand untuk rumah sampah-tindakan kpd kontrak dan mpsb.
grill-tindakan kpd semua penduduk.ubah dan alihkan segala jenis grill yang menghalang meter air.
motosikal,basikal yang dikunci bersama meter air-tindakan kpd semua penduduk.alih dan ubahkan semua motosikal dan basikal dari kawsan meter air.
untuk apt buginvilla dan anggerik-pintu riser akan dibuat selepas pemeriksaan meter.tindakan kepada semua ketua penduduk,jmb dan agen pengurusan menulis surat undertaking kepada syabas, mengaku akan membuat dan membaiki pintu riser selepas pemeriksaan syabas.
jika alasan-alasan yang dinyatakan di atas dapat dipatuhi dan diselaraskan, syabas tiada masalah untuk meluluskan pemeriksaan meter.
pemeriksaan akan dijalankan semula selepas kepastian diperolehi dari semua ketua penduduk ttg permasalahan diatas.

Aktiviti Tahunan KRT Buginvilla.
Mesyuarat AJK KRT akan di adakan pada Ahad, 1/3/2009, 10 pagi di Dewan Buginvilla. Kedatangan adalah diwajibkan.
salam,
peruntukan dari krt daerah telah pun dimasukkan ke akaun krt buginvilla.
perkara-perkara yang perlu dilakukan;
1.papan tanda dan bilik operasi. seperti sedia maklum bilik operasi adalah di sebelah dewan buginvilla.surat kelulusan telah diperolehi untk krt menggunakan bilik ini sebagai bilik operasi. bilik ini perlu dilengkapi dengan carta organisasi, objektif krt, piawai krt mengikut aturan kementerian perpaduan. bilik ini juga perlu dilengkapi dengan perabut seperti meja, kerusi dan lain-lain yang difikirkan perlu untuk beroperasi. papan tanda sedia ada perlu di tulis semula kepada 'kawasan rukun tetangga kawasan apatmen buginvilla' .
2.perancangan tahunan. adalah diharapkan kepada semua ahli supaya dapat memberi maklum balas tentang aktiviti yang akan dijalankan dalam tahun 2009 ini yang berdasarkan perpaduan masyarakat harmoni dan meliputi semua kaum yang ada.
adalah di rancangkan supaya buginvilla membawa mesej perpaduan dengan tema 'masyarakat wawasan, generasi makmur' atau lebih kepada minda yang bebas, matang dalam memupuk generasi yang bertanggung jawab dan beretika.
3.aktiviti tahunan lepas wajar dipupuk semula. gotong royong setiap bulan, hari keluarga, keceriaan rumah tangga, disamping hari-hari kebesaran kemerdekaan, dll.
perlu diingat semua, setiap aktiviti mendapat pembiayaan dARI KRT DAERAH TETAPI PERLU BERSERTA DOKUMEN. perancangan dari segi perbelanjaan, tetamu, mesej, tema dan faedah yang didapati dari setiap aktiviti perlu di ambil kira. barulah pembiayaan ini dapat disalurkan ke akaun krt.
4.ahli semua perlu tahu setiap objektif yang kita akan jalankan. tiada sempadan yang akan membezakan kita dari segi perpaduan tetapi perlu mengambil kira lunas-lunas dan batasan sebagai individu mengikut hukum-hukum yang ditetapkan.
jadi, selamat bersidang.......

Stop using polystyrene
THE Consumers Association of Penang (CAP) wishes to call the attention of the Selangor and Penang state governments and especially the Ministry of Natural Resources and Environment, to the widespread use of polystyrene food and drink containers during the recent Thaipusam festival in their respective states.
CAP conducted a study comprising random data collection at both locations where large crowds gathered during the festival to gather information on the number of polystyrene food and drink containers used.
Shockingly, the study revealed that 630,000 and 347,000 polystyrene food and drink containers were used in Selangor and Penang respectively. This data was acquired over the two days of the festival and from the numerous stalls providing free food and drink.
At times, these stalls provided up to 40,000 polystyrene food and drink packages. The data gathered does not include polystyrene package usage in other states such as Kedah, Johor or Perak during Thaipusam.
CAP takes a serious view of the fact that almost 1,000,000 polystyrene containers were used during the two days. Although there have been claims that polystyrene can be classified as non-hazardous to the environment, there is no scientific evidence to support these claims as yet.
Polystyrene is not biodegradable. It not only floats on water but is also borne by the wind, thereby polluting shores and waterways.
According to the California Coastal Commission, it is now a principal component of marine debris. The substance may also be harmful to wild animals if ingested by them.The international environment group, Californians Against Waste classifies polystyrene as a future potential threat to sustainable development.
According to a study by the Institute for Energy and Environmental Research (IEER), polystyrene which is manufactured using HCFC-22 (Chlorodifluoromethane, a potential ozone depleting agent and potent greenhouse gas) is potentially three to five times more likely to pose a threat to the environment than other waste material.
CAP urges concerned parties in all states to play an important role in ending the use of polystyrene; not just during Thaipusam celebrations but also at official functions and celebrations.
It is regrettable that polystyrene was widely used while there are more recyclable, sustainable and freely obtainable alternatives such as banana leaves and environmentally friendly containers pioneered by Universiti Sains Malaysia.
The Ministry of Natural Resources and Environment needs to be more aggressive in addressing the reduction of polystyrene use at all official functions as well as at national level festivities and celebrations.
As long as there are no aggressive steps taken by the authorities to halt the use of polystyrene, it will be difficult to expect society to embark on a paradigm shift to rejuvenate and preserve the environment.

Hypertension
Five million people have hypertension, says Liow
KUALA LUMPUR: As high as 43% of Malaysians aged 30 years and above are prone to getting hypertension, said Health Minister Datuk Seri Liow Tiong Lai.

Speaking to reporters after opening the Rebirth of Pantai (Hospitals) ceremony here, Liow said it was now compulsory for private hospitals to report all deaths during anaesthetic, surgical and other medical procedures to the Health Ministry’s director-general within 72 hours of the incident.
It is learnt the ministry was concerned about the number of deaths that went unreported in private healthcare.

Exam Shock
Getting a Chinese driver’s licence is a culture shock for foreigners.IF someone’s intestines are protruding from an open abdominal wound, should you:
A. Put them back in place.
B. Do nothing.
C. Cover them with some kind of container and fasten it around the body.
The above is not from a first-year medical school exam, but is one of the 100 questions that locals and foreigners alike could find on China’s written driver’s licence exam. (The answer, by the way, is C.)
Road to success: Vehicles stuck in heavy traffic in downtown Beijing. To get your driver’s licence in China, you need to answer tough questions concerning spitting, and intestines spilling out of one’s belly.
Test candidates are given a booklet of 800 test questions, 100 of which appear on the actual exam. While the questions dealing with traffic signs are universally understood, others have singularly Chinese characteristics.
Sometimes two of the three answers could be equally right, or the answer that is considered right is obviously false.
Take the following example: What should a driver do when he needs to spit while driving?
A. Spit through the window.
B. Spit into a piece of waste paper, then put it into a garbage can.
C. Spit on the floor of the vehicle.
Answer? B.
On one recent morning, a group of Americans, Russians, South Koreans and French nationals waited for the test at the Beijing Traffic Management Bureau, in a room reserved for foreigners behind the toilets.
A series of gory images flashed across a flat-screen television: a badly injured person lying in a car’s back seat, covered in blood; a dazed driver sitting on the ground after an accident; mourning relatives in tears.
Nikita, a Russian who works for an aviation company in the Chinese capital, was the most confident person in the group, after spending four days revising the multiple-choice questionnaire. Nothing could go wrong, or so he thought.
The 20 or so candidates took their seats, each facing a computer screen. The test began.
They had to write their ID numbers, pick a language, and click their way through the computerised test: A, B, or C. True or False. Yes or No.
All 100 questions had to be completed in 45 minutes, with a candidate needing 90 or more correct to pass. Results were given immediately.
A group of US Embassy staffers left the room, mostly in a jubilant mood – all had passed except for one man, who only got 82% correct.
“We spent the entire weekend cramming,” one of them said.
A woman tried to console the candidate who had failed. “It would’ve been an even bigger pity if you had scored 89,” she said.
Nikita, for his part, was utterly devastated. Despite all his hard work, he only answered 45 questions correctly.
“I couldn’t understand a word of the Russian used on the test,” he said.
Once the written test is over, foreigners who have a driver’s licence in their home country are not required to take a practical test, unlike the Chinese.
But they do have to have their eyesight checked, and this seemingly simple exercise also holds its fair share of surprises.
At a nearby hospital, a nurse asked the latest candidates to read letters from a lighted panel, covering the left and the right eye in turn.
But they have to read the panel in a mirror. And the letters listed do not exist in any known alphabet.
A backwards E? One that is upside down? How do you pronounce that?
Somehow, the candidates passed the sight test, and most left the traffic management office a short time later with licences in hand.
But reality will soon set in.
At the entrance to the parking lot were two cars crumpled like accordions, and on the streets of Beijing, no one seems to pay attention to the rules of the road.
Drivers routinely overtake on the right, taxis breeze through red lights, cyclists ride against the traffic and pedestrians jaywalk.
Last year alone, 73,500 people were killed and 304,000 injured in traffic accidents in China.

Berikut adalah kesan dari ketidak cekapan pengurusan bangunan yang mengakibatkan notis pemotongan bekalan air oleh pihak SYABAS disampaikan kepada penduduk. Dalam perkara ini saya bertindak atas kapasiti pengerusi Jawatan Kuasa Bertindak Taman Bunga Raya atas dasar membantah pemotongan bekalan air. Kewajaran dalam tindakan ini adalah kerana pemaju memandang masalah penduduk sebagai masalah kecil dan tidak secara meluas. Penduduk merasa dipermainkan dan kemarahan yang timbul ini diluahkan melalui piket ini.

Saya tiada masalah!” Betulkah anda tidak bermasalah?
Ramai orang sebenarnya tidak menyedari mereka mempunyai masalah (termasuklah kami yang baru tersedar separa sedar :P). Apabila bercakap tentang kewangan, ramai menyangka bahawa mereka OK. No problem. Tiada masalah. Mana mungkin mereka menghadapi masalah sebab gaji sudah beribu-riban. Kalau ada masalah, mungkin pakcik makcik diluar sana yang kais pagi makan pagi kais petang makan petang.
Tetapi, betulkah tiada masalah? Mari kita periksa. Bayangkanlah tiba-tiba anda kemalangan atau jatuh sakit atau dibuang kerja atau ahli keluarga sakit dan memerlukan perbelanjaan besar untuk mengubatinya — apa keadaan kewangan anda pada ketika itu? Masih OK atau KO? Masih anda mampu membayar hutang rumah? Hutang kereta? Hutang TV flatscreen? Hutang kad kredit? dan segala hutang-hutang lain?
Hmmmm fikir! Tarik nafas, fikir dalam-dalam. Muhasabah diri.
Sorry, saya bukan hendak men’spoil’ mood anda hari ini. Saya cuma mengingatkan diri saya dan teman-teman agar menyedari hakikat betapa ‘fragile’ nya status kewangan kita. Kesedaran adalah langkah pertama untuk berubah. Tanpa menyedari kita bermasalah, kita tidak akan dapat berubah.
OK! Saya dah sedar. Apa saya patut buat?
Bagus, jika anda sedar sekarang dari kemudian. Bak kata pepatah, menyesal dahulu pendapatan, menyesal kemudian tiada gunanya.
Langkah pertama, senaraikan semua hutang-hutang anda beserta baki yang masih perlu dibayar, tempoh membayar dan interest kalau ada. Lihatlah betapa bijaknya kita berbelanja.
Langkah kedua, nilai kemampuan diri anda. Buat kira-kira tentang pendapatan anda dari semua sumber (mungkin ada yang ada kerja sampingan).
Langkah ketiga, buat bajet bulanan dan patuhinya.
Langkah keempat, mula menyimpan untuk tabung kecemasan. Banyak pendapat tentang berapa jumlah perlu disimpan. Ada pakar kewangan mencadangkan nilai bersamaan 3 bulan perbelanjaan. Ada pakar kewangan mencadangkan 6 bulan perbelanjaan. Namun bagi saya nilai tersebut bergantung kepada keselesaan dan juga risiko yang kita mungkin hadapi. Lagi tinggi risiko lagilah tinggi tabung kecemasan ini. Tabung kecemasan ini perlu disimpan ditempat yang mudah diambil dan tidak bergantung kepada turun naik pasaran kewangan. Jadi jangan silap, tabung kecemasan bukan pelaburan. Tabung kecemasan untuk mengatasi masalah-masalah yang anda hadapi tanpa perlu menganggu pelaburan-pelaburan anda yang lain.
Langkah kelima, elak dari berhutang dalam setiap perkara. Kalau boleh elak menggunakan kad kredit kerana ada kemungkinan terhutang atau berbelanja lebih. Untuk menjadi hutang sifar, tidak menambah hutang baru amat perlu. Kalau ada kecemasan, itulah gunanya tabung kecemasan seperti dilangkah keempat di atas.
Langkah keenam, tetapkan satu jumlah untuk menyimpan/melabur secara tetap setiap bulan. Mungkin 10-30% daripada pendapatan ditetapkan sebagai simpanan. Pastikan hutang-hutang dibayar mengikut masa dan elakkan diri daripada terkena caj lewat bayar dan lain-lain. Apa? Bayar hutang sahaja sudah habis gaji?? hmm dalam keadaan itu anda patut tanya kepada diri sendiri sama ada benda yang anda hutang tersebut amat perlu untuk diri anda. Mungkin ada memiliki 2 biji kereta yang masih ada hutang. Mungkin 1 kereta boleh dijual. “Alamak! Susahlah macam tu!” Ye, untuk berubah memang susah. Tapi itulah namanya pengorbanan. Bayangkan dulu masa mula-mula tiada kereta, OK je kan. Cuma kadang-kadang apabila sudah terbiasa senang, kita menjadi lebih manja.
OK, ini sebahagian daripada tips-tips untuk menjadi seorang yang hutang sifar. Saya akan sambung lagi dimasa hadapan. Mari kita sama-sama amalkan. Azam saya untuk menjadi hutang sifar dalam masa 2 tahun. Anda bagaimana?

Hari Raya Bakal Menjelang.

Kesibukan untuk menyediakan persiapan untuk hari raya yang akan menjelang tak lama lagi. Akupun begitu juga dan tak terkecuali. Cuma tahun ini perbelanjaan perlu dilakukan dengan berhemah. Aku lihat juga orang ramai tidak begitu ramai yang berbelanja. Ekonomi tidak begitu baik. Walau bagaimana pun anak-anak adalah orang yang pasti gembira dengan ketibaan Syawal.

KOTA BARU: Stop hiding behind leadership transitional plans or purported efforts to take over the Federal Government, said an agitated Tengku Razaleigh Hamzah.
The veteran Umno leader said all political leaders, including those from Umno as well as Opposition leader Datuk Seri Anwar Ibrahim, should be straightforward about their intentions as the people were tired of political mind-games.
“We seem to be only concerned about our political posts while the people are suffering from the effects of an economic slowdown and the rising cost of living,” he said.
Speaking about Anwar’s promise about a takeover by Sept 16, he said that if did not happen by the PKR adviser’s own self-imposed deadline, he should be branded a liar.
As for Umno itself, there is the so-called transition plan -- in which Prime Minister Datuk Seri Abdullah Ahmad Badawi was supposed to hand over his post to his deputy Datuk Seri Najib Tun Razak by 2010 -- which was on, then seemed to have been put on the back-burner, and was now “on again,” he told a press conference here on Tuesday.
“Stop it! We must be brave in order to be leaders,” Tengku Razaleigh, affectionately known as “Ku Li,” said.
The transition plan has degenerated into a joke, he said, because in the middle of a grave political crisis, “leaders were engaged in a dance over the precise meaning of this mysterious term.”
In such trying times, the country needed real leadership, the Kelantan prince said, adding that the transition plan was “undemocratic
It seem the politician just having fun with their mockering up story but they didn't bother about us. This statement come from the politician who forseen thing far beyond the ordinary politician... Think about yourself. Are you agree with him.

Selamat Menyambut Ramadhan al Mubarak
Alhamdulillah tahun ini kita semua masih lagi berkesempatan menyambut Ramadhan al Mubarak dengan penuh rasa kesyukuran. Mungkin tahun ini adalah yang terakhir untuk kita semua, siapa yang tahu.Walau bagaimana pun kita semua patut menikmati hidup ini dengan penuh kesyukuran.
Seperti biasa, Surau As Salaam menganjurkan aktiviti sempena Ramadhan ini. Antaranya seperti sembahyang sunat terawih, tahlil dan morei. Sesiapa yang berhajat untuk mengadakan majlis juga digalakkan. Sebarang pertanyaan bolehlah disampaikan kepada saya dan ajk surau yang lain.

Update tentang Hari Keluarga Buginvilla 2008


1.16hb Ogos 2008 sekali lagi Buginvilla akan mengadakan Hari Keluarga 2008. Pada kali ini banyak lagi acara akan diadakan sempena hari cuti sekolah penggal ke dua. Jadi jika anda ada kelapangan boleh terus mendaftar dengan urusetia majlis En Sabri Musa 0132192448.
2.Mesyuarat bulanan dengan IMGPC juga telah mendapat makluman tentang meter air individu telahpun di majukan ke SYABAS pada 17hb Julai 2008.
3.Pendaftaran KRT Buginvilla telahpun diluluskan. KRT Buginvilla akan mengadakan mesyuarat dalam tempoh sebulan untuk memilih jawatan kuasa yang baru.

Taxi Service - How Is The Solution?

I ve been write in many times regarding taxi service in Kuala Lumpur based on my personal experience and my friends Hawari, Anuar and all Public Cab,Supercab and Airport Limo.
There are room to improve the service. Here are a few things that i highlight during my observation.
1. The communication between 3 parties who arrange reservation,despatching,pick up and drop off are in mess.Customer are no where to find taxi during peak hour. That is normal occation for taxi seervice in Kuala Lumpur. If this communication is improved there are lot of hurdle can be pass trough.
2.The fare doesn't reflect the reality. It's insufficient to cover wages, maintenance taxi and paying rental itself. It's under the authority to review the fare. It's no point to make it lower but the service unavailable. Let face the reality who exactly the user. How the user benefitted the service. That more important.
3.Set up an independence body to issue permit, review the fare, evaluate the standard of service and the company who run the fleet. It to maintain the standard of database of customer, number of permits issued, regulate the fare, fleet rule and standard of driver.

“Harga Minyak Malaysia Kini Antara Yang Termahal”

PADA hari Sabtu, 7 Jun, akhbar The Star menyiarkan berita bertajuk “PM: Get true picture of global oil price hikes” (PM: Dapatkan gambaran sebenar mengenai kenaikan global harga minyak.)
Kata Abdullah Ahmad Badawi beliau berharap rakyat jelata memperoleh maklumat yang betul agar dapat memahami apa yang sedang dihadapi negara.
Setiap orang daripada kita, kata Perdana Menteri, mempunyai peranan dan tanggungjawab masing-masing di dalam keadaan yang mencabar ini.
“Dengan itu, marilah kita menghadapi bersama cabaran ini dengan daya tahan demi kebaikan negara dan generasi akan datang.”
Tetapi rata-rata, reaksi rakyat jelata boleh disimpulkan begini -- peranan kerajaan menarik balik subsidi minyak dan menaikkan harga minyak. Tanggungjawab kami adalah menganggung bebannya.
Mengambil ilham daripada seruan Perdana Menteri itu, saya melayari Internet untuk “mendapatkan gambaran sebenar” mengenai kenaikan 41 peratus harga minyak itu.
Sekarang fahamlah saya bahawa akibat kenaikan harga sebanyak 78 sen seliter pada tengah malam Rabu lalu itu, harga petrol kini RM2.70 seliter atau RM10.20 segelen Amerika (US gallon). Dalam Dolar Amerika, ia bersamaan AS$3.12 segelen (AS$0.82 seliter).
(Saya terpaksa mengubah kepada gelen dan Dolar Amerika kerana perangkaan global menggunakan ukuran gelen dan Dolar Amerika. Segelen Amerika bersamaan 3.785 liter. Kadar tukaran adalah RM3.27 kepada satu Dolar Amerika.)
Pada kadar AS$3.12 segelen, harga petrol di Malaysia adalah lebih murah daripada di Amerika Syarikat di mana harganya melepasi AS$4.00 (RM13.08) segelen.
Tetapi kita kena ingat Amerika jauh lebih kaya daripada kita. Mengikut Buku Fakta (Fact Book) Agensi Perisikan Pusat (CIA) Amerika, pendapatan purata berdasarkan pariti kuasa membeli (purchasing power parity) rakyat Amerika adalah AS$46,000 tahun lalu.
Dalam bahasa yang mudah, jika pendapatan dibahagikan sama rata, setiap orang penduduk Amerika mempunyai kuasa membeli bernilai AS$46,000 berbanding kita sebanyak AS$14,400.
Itu pun bukan semua rakyat Malaysia mempunyai kuasa membeli sebanyak AS$14,400. Hanya segelintir sahaja yang mempunyai kuasa membeli sebesar itu.
Majoritinya adalah berpendapatan sederhana dan rendah. Mereka inilah yang paling teruk menderita akibat kenaikan harga barang dan perkhidmatan yang akan dicetuskan oleh kenaikan harga minyak.
Segelen minyak berharga AS$4.00 bagi penduduk Amerika adalah “murah” kerana pendapatan dan kuasa membeli mereka tinggi. Manakala pada kadar AS$3.12 segelen bagi penduduk Malaysia adalah “mahal” kerana pendapatan kita rendah.
Pendapatan penduduk Amerika lebih tiga kali ganda daripada pendapatan penduduk Malaysia. Lagipun Amerika adalah negara pengimport bersih minyak manakala kita adalah negara pengeksport. Maksudnya kita mengeksport lebih banyak minyak mentah daripada mengimport.
Para pembesar kita sering mengatakan harga minyak petrol lebih mahal di Singapura. Betul. Harga segelen petrol di Singapura, mengikut laman web Shell Singapura, adalah sekitar AS$6.28 segelen.
Tetapi pendapatan per kapita PPP penduduk Singapura adalah AS$48,900 atau 3.4 kali ganda lebih tinggi daripada pendapatan per kapita PPP kita. Lagipun Singapura negara kecil, pengangkutan awamnya bagus, tambangnya berpatutan dan Singapura tidak ada setitik minyak pun .
Selain itu mereka ada “pilihan”. Mereka boleh menyeberang ke Johor untuk membeli petrol. Bagi membeli segelen di Malaysia mereka hanya perlu membelanjakan sekitar S$2.63 atau AS$1.92 kerana nilai duit mereka lebih tinggi daripada ringgit Malaysia (RM1 bersamaan 42 sen Singapura.)
Tetapi akibat dasar “flip-flop” kerajaan kita – sekejap tidak boleh dijual kepada orang asing dan sekejap boleh -- penduduk Singapura yang berkali-kali ganda lebih kaya daripada kita menikmati durian runtuh setiap kali mengisi minyak di Malaysia.
Rakyat rasa tertipu dan keliru. Pada 3 Jun Menteri Perdagangan Dalam Negara dan Hal Ehwal Pengguna Shahrir Abdul Samad berkata harga minyak hanya akan naik pada bulan Ogos.
Susah kita hendak faham. Berita ini tersebar satu dunia. Jadi Shahrir cakap karut atau memang harga akan naik hanya pada bulan Ogos tapi entah macam mana bos dia naikkan harga lebih awal.
Jadi saya nak tanyalah sikit. Shahrir tidak hadir mesyuarat Kabinet kah? Tidak masuk akal kalau Kabinet tidak dibawa berunding mengenai keputusan menarik balik subsidi dan menaikkan harga minyak yang sangat berat kesannya kepada rakyat jelata.
Atau (atau) Shahrir cuba memberi amaran bahawa kerajaan akan menaikkan harga minyak sekali lagi Ogos ini?
Satu lagi tabiat buruk sesetengah pembesar kita adalah kecenderungan mereka membandingkan Malaysia dengan negara-nagara yang lebih miskin dan lebih mundur.
Kalau kita hendak banding negara kita dengan negara-negara miskin, tidak perlulah kita bersusah payah hendak menjadi negara maju. Kita jadi sajalah macam negara-negara miskin yang kucar-kacir dan rakyat jelatanya menderita.
Perdana Menteri bercakap mengenai kebajikan generasi akan datang. Apakah prospek mereka jikalau hari ini pun mereka tidak cukup makan, tidak cukup pakai dan tidak cukup persekolahan kerana kos sara hidup dan inflasi yang tidak terkawal?
Jadi itulah lebih kurang kefahaman saya setelah membuat sedikit kajian seperti yang disarankan oleh Perdana Menteri ketika berucap sempena Hari Keputeraan Yang di-Pertuan Agong di Istana Negara Sabtu lalu.
Kesimpulannya, harga minyak petrol (dan juga diesel) di negara kita kini adalah antara yang termahal di dunia berasaskan pariti kuasa membeli (purchasing power parity).
Ia semestinyalah akan memberi kesan yang luas terhadap kuasa membeli dan inflasi serta prestasi ekonomi keseluruhannya.

Untuk makluman anak saya telah disahkan mengalami masalah pendengaran sensori neural di kedua belah telinga disebabkan oleh Meningitis sejak bulan Augus 2007. Untuk memulihkan pendengarannya pembedahan koklear implan perlu dilakukan dengan segera yang mana akan dijalankan di Hospital UKM apabila kos yang diperlukan telah mencukupi.

Isu-Isu Penting Dan Penyelesaian.
Kebelakangan ini pelbagai isu telah dikemukan oleh ramai penduduk. Antara isu hangat sekarang adalah pemberian air percuma sebanyak 20MC oleh Kerajaan Negeri Selangor kepada setiap rumah yang mempunyai meter individu. Jadi Buginvilla tidak layak untuk mendapat keistimewaan ini kerana masih menggunakan meter pukal. Ini menyebabkan penduduk memohon untuk menukar meter pukal kepada meter individu.
Antara syarat yang dikenakan ialah permohonan mestilah dimajukan oleh Pemaju dan keseluruhan penduduk yang memohon mestilah tidak mempunyai apa-apa tunggakan yuran selenggara kepada pemaju. Inilah penghalang kepada permohonan ini. Pemaju menggunakan air sebagai senjata untuk menguatkuasa apa jua tindakan yang difikirkan perlu.
Perlu diingatkan air adalah keperluan asas. Ianya amat penting untuk semua makhluk Tuhan. Jadi bersamalah kita menjaga kepentingan ini. Bukannya menidakkan kepentingan orang lain dan menggunakan air sebagai senjata.
Pendapat saya, tunggakan yang digunapakai dalam konteks Buginvilla adalah kepada penduduk sahaja. Tetapi penduduk juga mempunyai alasan tersendiri dalam makna tunggakan. Penduduk merasakan tunggakan ini lebih kepada pemaju. Ini kerana sejak 2001 lagi, penduduk tidak pernah mendapat akses untuk melihat akaun penyelenggaraan yang dijalankan oleh pemaju. Kedua, kerja-kerja penyelenggaraan juga terhenti sekian lama. Tunggakan bil air, elektrik dan pelbagai lagi. Jadi bagaimana akaun ini dapat menerangkan kepada penduduk. Penduduk beranggapan sekarang pemaju mempunyai tunggakan kepada penduduk. Jadi bagaimana perkara ini patut diselesaikan. Siapkan akaun penyelenggaraan ini, di auditkan dan diserahkan kepada penduduk.
Jadi dalam kaedah pemilikan meter individu, banyak kelebihan kepada penduduk dan pemaju. Penduduk mendapat kadar harga 0.50 sen berbanding RM1.38 sen sekarang. Beban tugas menyelenggara dipindahkan kepada pihak ke3(Syabas). Pemaju lepaskan semua syarat yang menghalang pemilikan meter individu dan sediakan akaun yang siap di audit. Penduduk perlu membuat pertimbangan yang wajar dalam perkara ini. Penduduk Buginvilla sudah semakin matang dalam urusan begini.

Pemotongan Bekalan AIR.

Saya ingin menarik perhatian semua tentang perkara pemotongan air. Isu ini telah saya bawakan sejak dialog yang pertamatentang perihal pengurusan bangunan yang berkesan. Isu ini bermula dari tahun 2001 lagi dan tiada tindakan dilakukan dalam menanganinya. Ianya bermula dari rumah yang tidak berpenghuni, pengurusan air yang berkesan, pengedaran bil air, pembayaran bil air yang dikaitkan dengan yuran penyelenggaraan dan seterusnya penguatkuasaan.Walaubagaimanapun Insya Allah, perkara ini dapat ditangani jika meter individu diperkenalkan.

BIDAN
Assalamualaikum,
Jam 5.30 pagi, saya menerima panggilan telefon dr Kak Gee. Jiran kita di blok D nak BERSALIN......Haaa apaa nak bersalin? Panik Kak Gee. Saya tanya di mana, siapa, Kak Gee tak tahu... Telefon Nazrul ada sesiapa yang mengandung di Blok D, Nazrul kata ada tp tak tahu tinggal di mana... Okay. Kita mulakan operasi tanya siapa yang mengandung dan bersalin di blok D. jam 5.45 pagi Abang Jasni telefon, jiran depan rumah dia...Okay.. selesai satu kita dah tahu siapa yang nak bersalin....
Saya pergi ke rumah jiran berkenaan. Jiran muda baru pindah. Nama tak ada dalam list penduduk. Nazrul bersama saya. Tanya Nazrul, kau pandai ke sambut bayi..Maklumlah mak Nazrul kan bidan mengurut..... Muka panik..Nazrul jawab aku tak tahu ilmu belum diturun lagi...Okay kita ada masalah...BIDAN. Isteri saya ikut sama, ye laah kalau apa-apa hal isteri boleh temankan.

Misi pun senyum.. tak der aper2...dah call ambulan...sudah.. 6.30 sampai..LEGA.....
Nazrul masih tunggu ambulan di luar jalan, manalah tahu ambulan sesat.......terpaksa antar anak ke sekolah..lewat....tak per cakap dengan cikgu abah antar jiran bersalin...abah jadi BIDAN.........
Jam 5.30 pagi, saya menerima panggilan telefon dr Kak Gee. Jiran kita di blok D nak BERSALIN......Haaa apaa nak bersalin? Panik Kak Gee. Saya tanya di mana, siapa, Kak Gee tak tahu... Telefon Nazrul ada sesiapa yang mengandung di Blok D, Nazrul kata ada tp tak tahu tinggal di mana... Okay. Kita mulakan operasi tanya siapa yang mengandung dan bersalin di blok D. jam 5.45 pagi Abang Jasni telefon, jiran depan rumah dia...Okay.. selesai satu kita dah tahu siapa yang nak bersalin....
Saya pergi ke rumah jiran berkenaan. Jiran muda baru pindah. Nama tak ada dalam list penduduk. Nazrul bersama saya. Tanya Nazrul, kau pandai ke sambut bayi..Maklumlah mak Nazrul kan bidan mengurut..... Muka panik..Nazrul jawab aku tak tahu ilmu belum diturun lagi...Okay kita ada masalah...BIDAN. Isteri saya ikut sama, ye laah kalau apa-apa hal isteri boleh temankan.

April 11, 2008. Under Part III Section 6 (1) of the above Act, we are
pleased to inform you that we are convening the 1st Annual General
Meeting of Ayers Tower & Astaria Apartment Joint Management Body
[JMB].
In connection therewith, the 1st Annual General Meeting of Taman Kosas
- Ayers Tower & Astaria Apartment Joint Management Body is as
follows:-
Date/Day: 22nd March 2008
Time: 10:00 am
Venue: Common Area (Ayers Tower)
In order to qualify for voting and to be elected as a committee member
in the first meeting, the proprietors are required to settle their
outstanding maintenance charges up to Billing for January 2008 by 29th
February 2008. Proprietors who have not paid for their outstanding
maintenance charges will not be allowed into the meeting hall.
An electoral roll of eligible voters will be made available at the
Maintenance Office at the Clubhouse of Astaria Apartment on 03rd March
2008. Any queries in relation to the electoral roll must be made in
writing before 06th March 2008. The final electoral list will be
available on 07th March 2008 for viewing at the Maintenance Office.
Only those who appear in this electoral list will be eligible to vote.
Kindly bring along your identification document for verification at
the registration counter before the start of the said meeting.
If you are unable to attend, you may nominate a proxy and for joint
purchasers of any parcel, you shall nominate a jointly appointed proxy
to attend and vote on your behalf in the said meeting. The Proxy Form
must be submitted at the day, time and place, as stated in the forms.
The Proxy forms can be obtained at the Maintenance Office.

into Parcel
Section 6 (2) & (3) - Quorum at general meeting
a) Election of office bearers of the Joint Management Committee;
b) To confirm taking over by the JMB insurances affected by the
Developer;
c) Subject to subsection 23(2) of the Act, to determine the amount to
be paid by the proprietors to the Building Maintenance Fund for the
maintenance and management of the common property of the Building;
d) To determine the rate of interest payable by a purchaser in respect
of late payment charges; and
e) Any matter connected with maintenance and management of the Common
Property of the building.
Please note that the said meeting and the matter of casting votes
shall be as follows:-
1. The quorum at the said meeting shall be 1/4 of the proprietors who
have paid maintenance charges in respect of their parcels;
2. If within half an hour after the time appointed for a general
meeting, a quorum is not present, the members entitled to vote who are
present shall constitute a quorum.
3. If no member entitled to vote turns up or all members present, but
refuse to be office bearers of the Joint Management Committee after an
hour after the 5th time appointed for meeting, the Developer shall
within 7 days inform the Commissioner of Building (COB) and the COB
may:-
a) appoint a new date for the meeting of JMB, or
b) appoint a managing agent to maintain common property of the
building;
4. All resolutions at the first meeting shall be decided by a show of
hands;
5. Joint purchasers shall vote by way of jointly appointed proxy;
6. The chairman shall have a casting vote in the event of equality of
vote.

Duties of Joint Management Body (JMB)
----------------------------------------------------------
● To properly maintain the common property and keep it in a state of
good and serviceable repair;
● To determine and impose charges that are necessary for the repair
and proper maintenance of the common property;
● To insure and keep insured the building to the replacement value of
the building against fire and such other risks as may be determined by
the Body;
● To apply insurance money received by Body in respect of damage to
the building for the rebuilding and reinstatement of that building;
● To comply with any notices or orders given or made by the local
authority or any competent public authority requiring the abatement of
any nuisance on the common property, or ordering repairs or other work
to be done in respect of the common property or other improvements to
the property;
● To prepare and maintain a register of all purchasers of the
building;
● To ensure that the Building Maintenance Fund (BMF) is audited and to
provide audited financial statements for the information to the
purchasers;
● To enforce house rules for the proper maintenance and management of
the building; and
● To do such other things as may be expedient or necessary for the
proper maintenance and management of the building.
Power of Joint Management Body (JMB)
----------------------------------------------------------
● To collect from purchasers maintenance and management charges in
proportion to the allocated share units of their respective parcels;
● To authorize expenditure for the carrying out of the maintenance and
the management of the common property;
● To recover from any purchaser any sum expended by the Body in
respect of that parcel in complying with any such notices or orders;
● To purchase, hire or otherwise acquire movable or immovable property
for use by the purchasers in connection with their enjoyment of the
common property;
● To arrange and secure the services of any person or agent to
undertake the maintenance and management of the common property of the
building;
● To make house rules for the proper maintenance and management of the
building; and
● To do all things reasonable necessary for the performance of its
duties under this Act.
Power of Joint Management Committee (JMC)
------------------------------------------------------------------
● The JMB shall elect a JMC who subject to any restriction imposed or
direction given by the Body at a General Meeting, may perform the
Body’s duties and conduct the Body’s business on its behalf, and may
for that purpose exercise any of the Body’s power;
● To perform JMB’s duties and conduct JMB’s business;
● The Committee shall consist of the Developer and not less than 5 and
not more than 12 owners; and
● To elect Chairman, Secretary and Treasurer.

6. First meeting of Joint Management Body
(1)
The agenda for the first meeting of the Body shall include the following matters:
(a) the election of the office bearers of the Committee as provided for in subsection 11(2);
(b) to confirm the taking over by the Body of insurances effected by the developer;
(c) subject to subsection 23(2), to determine the amount to be paid by the purchasers to the Building Maintenance Fund for the maintenance and management of the common property of the building;
(d) the determination of the rate of interest payable by a purchaser in respect of late payment charges; and
(e)
any matter connected with the maintenance and management of the common property of the building.
(2) The quorum of the first meeting of the Body shall be one-quarter of the purchasers who have paid maintenance charges in respect of their parcels to the Building Maintenance Accounts (“members entitled to vote”) of the developer.
(3) If within half an hour after the time appointed for the meeting, a quorum is not present, the members entitled to vote who are present shall constitute a quorum.
(4) All resolutions at the first meeting of the Body shall be decided by a show of hands.
(5) Notwithstanding subsection (4), joint purchasers shall not be entitled to vote except by way of a jointly appointed proxy.
(6) In the event of an equality of votes, the chairman shall have a casting vote.
(7)
Where an hour after the time appointed for the meeting, no member entitled to vote turns up or all the members present, for any reason, refuse to be the office bearers of the Committee, the developer shall, within seven days of the date of the meeting, inform the Commissioner of the fact and the Commissioner may –
(a)
appoint a new date for the first meeting of the Body; or
(b)
appoint a managing agent under subsection 25(1) to maintain the common property of the building.
(1)

(d) the determination of the rate of interest payable by a purchaser in respect of late payment charges; and
(e)
any matter connected with the maintenance and management of the common property of the building.
(2) The quorum of the first meeting of the Body shall be one-quarter of the purchasers who have paid maintenance charges in respect of their parcels to the Building Maintenance Accounts (“members entitled to vote”) of the developer.
(3) If within half an hour after the time appointed for the meeting, a quorum is not present, the members entitled to vote who are present shall constitute a quorum.
(4) All resolutions at the first meeting of the Body shall be decided by a show of hands.
(5) Notwithstanding subsection (4), joint purchasers shall not be entitled to vote except by way of a jointly appointed proxy.
(6) In the event of an equality of votes, the chairman shall have a casting vote.
(7)
Where an hour after the time appointed for the meeting, no member entitled to vote turns up or all the members present, for any reason, refuse to be the office bearers of the Committee, the developer shall, within seven days of the date of the meeting, inform the Commissioner of the fact and the Commissioner may –
(a)
appoint a new date for the first meeting of the Body; or
(b)
appoint a managing agent under subsection 25(1) to maintain the common property of the building.

Kisah Benar
Sebuah Kisah Benar.
Kisah ini berlaku di sebuah perkampungan kecil di Pahang pada tahun 1973. Ia nya diceritakan oleh Salleh kepada penulis untuk pedoman semua pembaca budiman.
Kisah berlaku di sebuah Pekan yang bernama Kampung Pulau Tawar, Jerantut Seorang lelaki yang bernama Omar (nama sebenar dirahsiakan bagi menjaga nama baik keluarga tersebut). Omar adalah seorang bomoh di kampung tersebut. Beliau merupakan seorang bomoh yang agak disegani oleh kerana setiap kali apabila beliau mengubati setiap penyakit yang pelik, beliau akan berjaya. Satu hari diwaktu senja ada seorang budak melalui rumah Omar budak itu adalah Salleh pencerita kisah ini. Salleh terdengar seseorang sedang bercakap dalam bahasa yang agak pelik dan tidak pernah didengarinya sebelum ini. Salleh cubamengintai dari celah lubang dinding yang agak usang. Beliau melihat Omar bercakap mengadap sekeping cermin. Oleh kerana lubang tersebut agak kecil Salleh tidak nampak keseluruhan cermin tersebut.Salleh cuba mencari lubang yang agak besar. Akhirnya dia menjumpai lubang yang lebih besar.
Melalui lubang tersebut, Saleh dapat melihat bayangan pada cermin tersebut bukanlah Omar tetapi sekujur tubuh yang sungguh ngeri wajahnya. Matanya kelihatan tersembul dan pipinya kelihatan berlubang. Tubuh makhluk itu dibaluti oleh kain putih yang berwarna coklat seperti warna tanah. Tiba -tiba Salleh melihat mahkluk itu seperti memandang kearahnya. Bulu romanya meremang. Tanpa membuang masa Salleh terus melarikan diri. Sampai saja dirumah be liau terus menemui bapanya dan menceritakan kepada bapanya. Bapanya sekadar tersenyum seraya memberitahu ramai orang kampung sudah lama mengetahui perihal Omar. Bapanya mengatakan bahawa Omar menggunakan han tu peliharaannya untuk merasuk orang dan apabila orang tersebut sakit beliau akan datang dan mengubati orang tersebut. Dengan cara ini beliau akan lebih mendapat duit dan orang kampung akan menghormatinya. Mereka hanya menunggu masa untuk membuktikan pada orang kampung. Pada malam tersebut Salleh berasa seperti tidak sedap badan, tubuhya seperti merasa lemah. Mungkin kerana terkejutkan peristiwa yang dilihatnya tadi membuatkan dia rasa begitu. Selepas makan malam, Salleh terus masuk tidur.
Apabila dia cubahendak melelapkan mata dia terbau seperti bau bangkai di dalam biliknya. Dia cubamembuka matanya tetapi kelopak matanya berasa amat berat sekali. Salleh cubamenjerit untuk memanggil bapanya tapi suara tersekat dikerongkong sahaja. Dia cubamembaca ayat suci yang diingatinya. Akhirnya beliau berjaya juga menjerit memanggil bapanya, Sebelum jatuh pengsan. Apabila Salleh membuka matanya didapati rumahnya penuh dengan orang dan mendengar orang menyebut nama Omar. Dia memandang ke arah bapanya yang sedang menghampirinya sambil tersenyum dan meminta dirinya supaya bertenang kerana segalanya telah berakhir. Dia kembali terlelap. Pagi besoknya apabila dia tersedar Salleh melihat bapanya berjalan diiringi ibunya dengan pakaian seperti orang ingin ke masjid. Dia bertanya bapanya apa yang berlak u. Bapanya menyuruh salled bersiap2 utk pergi menziarahi kubur Omar. Salleh terkejut mendengarnya dan penuh dengan persoalan bermain dibenaknya sambil mengorak langkah kebilik mandi. Sesampainya di tanah perkuburan Salleh melihat orang sedang menggali kubur. Tiba-tiba dia tedengar orang didalam lubang bertempik apa ni!!!
Salleh berlari untuk melihat dengan lebih dekat tetapi dihalang oleh bapanya. Salleh melihat beberapa orang dewasa seperti mengangkat sesuatu yang berat dari lubang tersebut. Sebaik sahaja objek tersebut berjaya dikeluarkan dari lubang tersebut, Mereka semua terpegun melihat UBI KAYU yang sangat besar.

Electing your Council Leader in your Home Community21/04/2007 IProperty By National House Buyers Association
The concept of a management body should be fairly clear to a Management Corporations' Council' members or even many long-time strata property owners. For non-involved owners and residents - especially first-time owners - this form of common-interest 'governance' can be perplexing and, at times, bewildering., what with the many parties (developers, managing agent, management council, other buyers) involved as well as with the legal duties of each party. Those who have never lived in an owners' corporation (condo, apartments, townhouses, gated communities) often do not understand the necessity of service charges, sinking fund, rules and volunteering to sit in the management council. For them, the 'management' may be perceived as little more than a nebulous entity that expects prompt payment on monthly invoices. This lack of understanding can lead to miscommunication and misunderstanding with the general perception that condo living is 'hard'. Required by lawCall it by whatever name, Joint Management Body (JMB), Management Corporation (MC), Residents Association, they are all basically a community association of property owners looking out for their best interest. In the first two, it is a requirement by law for strata titled property under the Strata Titles Act, 1985 and the new Building and Common Property (Management and Maintenance) Act, 2007 ('BCP'), whereas Residents' Association are voluntary organizations registered as a society. The new BCP Act now allows the formation of a joint management body from the start and owners do not have to wait till the first annual general meeting called by the developer to have a say in how their investment is managed and maintained. Very often, only a small percentage of owners in condominiums or other types of strata titled development take interest in how their properties are managed. This leaves the handful of volunteers burned out after years of volunteering their services. There are also some who are interested but do not have the knowledge or skill to sit in the decision making council. Challenging dutiesIn the BCP, the joint management committee representing the purchasers' should number at a minimum 5 purchasers, maximum 12. Whereas, in the Strata Titles Act, the Management Council should consist of, a minimum of 3 parcel owners, maximum 14. Although these are voluntary positions, it has to be taken seriously because it involves people and their investments. Most owners' corporations are headed by a leader who might also be the chairman at meetings. Strong leadership is an essential component of every successful owners' corporation. Very often, those who speak the loudest at meetings are elected which may not be sufficient for the long term. A good leader can make a difference for an owners' corporation spirit. By considering the strength and qualities it takes to succeed, selecting your leader can in a very real way, lead to a more productive and happy community. Here are some tips on how to choose the leader of your home community. "A manager does things the right way and a leader does the right thing." A leader is someone who not only recognizes the "right thing," but who can also motivate others to help him get the right thing done. Strong leaders should have skills, knowledge, and experience plus the abilities to motivate and command. How do you recognise who has this special combination of insight and inspiration? There are personal characteristics that point to strong leadership style. Look for people who display these particular abilities:
Ability to take criticism - No one in a position of power will escape criticism. Leaders have the ability to discern when criticism is valid and when it is not.
An open mind - A leader must be able to approach a problem creatively. Perspective is an invaluable leadership tool. A council/committee that is afraid of change will stagnate.
Communicate well - Explains, persuades and praises. Some volunteers are not particularly articulate, yet are valuable and productive. Leaders should be able to express ideas clearly and persuasively.
Decisiveness - Taking a stand involves making mistakes. A good leader takes a stand and if an error is made, acknowledges it and makes a course correction.
Enthusiasm - Enthusiasm is contagious. With it, council members are motivated to keep volunteering. Without it, voluntary work becomes a burden.
Leads by example and promotes teamwork - Arrives on time, never shirks responsibilities and demonstrates good work habits. Instills cooperation among volunteers, making it easy for them to pitch in together. Pitches in along side others and not just issue orders for others to follow-up.
Listens to others - Source for and uses other's ideas and gives credit when credit's due.
Problem solving skill - Uses knowledge and experience to help get the job done.
Sensitivity - A genuinely caring leader inspires confidence in others. Confidence leads to results. Leaders delegate, give and seek constructive feedback. A leader knows how and when to give praise. Praise is the simplest and often the most valued form of reward. A leader knows how to criticize constructively: pointing out what is wrong without attacking personalities. A good leader seeks opinions and ideas from others.
Sound judgment - Has the ability to identify and prioritize issues. A good leader then weighs alternatives carefully before making decisions.
Takes responsibility - Never blames others for problems.
Vision - A strong leader understands and promotes the community's best interests. Leaders set goals, communicate what's needed to achieve them and then move toward them.
Here are some tips to consider when electing the leaders of your owners' corporation:
A leader should understand the functions of the owners' corporation and be familiar with significant historical events of the community. Newcomers frequently make good volunteers. However, there are some situations which call for someone possessing a historical perspective. For example, if the corporation is in the midst of a sensitive litigation or a new management contract, a newcomer might detract by insisting on covering old ground again.
How much interest has the candidate shown in the community and its undertakings? Has there been regular meeting attendance and participation in activities? If not, investigate the sudden interest. Be particularly careful about "one-issue" candidates who volunteers because they dislike a certain contractor or are opposed to a recent service charges increase.
A candidate should not have conflicting personal and professional commitments. For example, a high public profile candidate may have numerous commitments that mean infrequent participation.
If all the above sounds to you like a mini-government, it is in fact one. If you own a property with common property, you automatically become a member, like it or not. Over time, we have noticed that home owners can be categorized into three groups; those who make things happen, those who wait for things to happen and those who asked what happened. Which group do you belong to? Choose your leaders well and prosper or wait for the next election at the annual general meeting and run for council member post.

Free water from June 1

SHAH ALAM: Domestic consumers in Selangor who are using individual meters will start enjoying free usage of water for the first 20 cu m from June 1.
Those whose supply is linked to bulk meters – including flat, apartment and condominium dwellers – will not enjoy the free water just yet.
Water distribution concessionaire Syarikat Bekalan Air Selangor (Syabas) has been working to provide individual meters to those living in flats, apartments and condominiums but the process has been slow, as all the owners in a particular scheme would have to agree to the change before it can be implemented.
Mentri Besar Tan Sri Khalid Ibrahim said in a statement yesterday that the state government had studied the proposal to provide the free water and had worked out a formula that would benefit the people, the state and the environment.
He said the study found that the state government could for now provide free water to households with individual meters.
The decision, he said, was to lessen the burden of the people, especially those in the lower income group.
“But consumers should use water wisely and responsibly to avoid wastage that will affect efforts to conserve the state’s water resources,” he added.
He said the state government would also soon diversify raw water sources as part of a move to conserve the state’s own resources.
Selangor has run out of rivers to tap for drinking water and has been working on an inter-state water transfer project with Pahang to ensure adequate supply in the future.
Syabas declined comment on the free water offer.
Meanwhile, the National Water Services Commission (SPAN) said in a statement that it had studied the Sungei Sireh Water Treatment Plant operation and maintenance agreement and “requires further information before arriving at a decision as to whether it is in compliance with the Water Services Industry Act 2006”.
The statement added that SPAN had received several agreements from Puncak Niaga (M) Sdn Bhd including the Sungei Sireh agreement.
The Sungei Sireh agreement was signed by the State Secretary on behalf of the Selangor State Government and Puncak Niaga on March 7, the statement said.

Majlis Aqiqah, Marhaban dan Berendoi yang diadakan pada 15hb Mac 2008 mendapat sambutan hangat dari penduduk setempat. Majlis diadakan untuk meraikan kelahiran anak En Riduan, En Mazlan, En Nazrul dan En Zaini. Bermula dengan sembelihan lembu, memasak dan seterusnya hidangan makanan. Jemputan kumpulan marhaban An Nur, Kuala Kubu Bharu memeriahkan lagi majlis Marhaban ini.

Visit to Cameron Highland
Jalan-jalan cari makan. Kali ini saya ingin memperkenalkan kepada anak-anak saya cara dan bagaimana teh dihasilkan. Ianya agak menarik untuk dikongsi bersama kerana ianya juga satu proses bermula dari pemetik daun teh, pemeramam, pengeringan, pengasingan dan pembungkusan teh itu sendiri. Saya akan membawa anda semua ke kilang BOH, Cameron Highland.
Berikutan dengan kebenaran yang diberikan oleh IM Global Property Consultants terhadap penggunaan dewan kepada individu tertentu, satu surat penarikan semula kebenaran telah dikeluarkan. Sila berhubung dengan saya jika ada kemusykilan berkenaan dengan perkara ini.

Selamat datang ke GERAI PAK MAT.
Gerai Pak Mat terletak di depan apartmen Kenanga, Taman Bunga Raya, Bukit Beruntung. Antara hidangan kegemaran dan istimewa penduduk setempat adalah kue tiew kerang. Aroma masakan beliau sungguh terasa. Dibuka dari jam 4.00 petang hingga ke 1.00 pagi. Tempat bersantai yang selesa kerana untuk minuman belaiu hanya mengenakan bayaran sebanyak RM1.00 sahaja. Jom ke Pak Mat.

Pada 1hb Mac 2008, satu taklimat untuk semua penduduk TBR akan diadakan di hadapan blok A dan B, Apt Buginvilla. Taklimat yang bertajuk JMB dan kesannya terhadap penduduk akan diberikan oleh Pegawai dari Lembaga Perumahan, Kementerian Perumahan dan Kerajaan Tempatan, Majlis Daerah Hulu Selangor dan pemaju.
Semua penduduk adalah diwajibkan hadir.

Majlis Aqiqah yang dicadangkan pada 24hb Februari 2008 ditangguhkan ke 15hb Mac 2008. Ini adalah kerana hari tersebut merupakan hari penamaan calon untuk pilihanraya 2008. Mohon kemaafan atas penangguhan ini.

Perjumpaan dengan Lembaga Perumahan Selangor di Shah Alam dengan wakil dari Apt Cempaka, Cikgu Ismail Md Nor, Teratai, Kenanga dan lain-lain apartmen membuka mata saya untuk memahami situasi mengenai keberkesanan perlaksanaan JMB.
Isu yang dibincangkan adalah

- jika kurang dari 70% kependudukan yang mendiami kediaman,
- kurang dari 10% dari penduduk yang tidak mempunyai bayaran penyelenggaraan tertunggak dan
- tarikh mesyuarat yang dicadangakan adalah pada waktu bekerja.
- kebanyakkan penduduk masih tidak faham dengan isu COB,JMB,JMC dll.
Perlu kita semua faham tentang JMB telah dikuatkuasa sebagai akta dan April 2008 adalah tarikh akhir pada MC supaya menghantar akaun yang telah diaudit kepada COB (MDHS). Pihak IM Global sebagai MC sedang menyediakan akauan ini (tidak kepada penduduk lagi).
Pada asasnya akaun ini adalah penting kerana ianya membolehkan penduduk bersuara dalam mesyuarat JMB nanti. Jika 99% tidak boleh bersuara (disebabkan tunggakan bayaran) bagaimana mesyuarat ini akan diadakan? Apakah rasionalnya JMB ditubuhkan jika kesan terhadap penduduk masih sama.
